Step One: Get Things Up To Scratch
In order to get the price you deserve, you need to make sure your home is attractive to potential buyers. And that doesn’t just mean making it took clean and tidy. Make sure any repairs are completed – even the most minor of damages can turn a buyer away – maintenance work is done and unfinished work is completed.
Now you are ready to take the next steps.
Step Two: Find The Perfect Agent
Trusting someone to sell your home is a big thing. You need to pick an agent that is going to be the right fit. One that is invested in the relationship you are building and that you feel comfortable with. Instead of going for someone who is all about selling homes as quickly as possible, choose a full service agent. That means someone who can offer you the whole package and more – this is exactly what I can do for you.
Step Three: Take Your Agent’s Advice
If you choose the right agent, they will be able to look at your home through the eyes of the buyer. Their recommendations will be worth their weight in gold. Implement their suggestions about how to arrange a room, the items to store away and the decor accents to add. Presenting your home in its best light will help you to attract the right kind of buyers.
Step Four: Get Ready For The Market
Once you have prepared your home, there are a few decisions that you need to make. The first is the method you will sell by – will it be auction, a list price, tender, or something else? Your agent will be able to help you decide based on what the market is doing in your particular area and your timelines. Then, you will need to decide on a price and what you are willing to be negotiable on.
During this phase, your agent will arrange lots of important aspects like professional photography and talk with you about the types of advertising they recommend.
Step Five: Going On The Market
This is where the hard work of choosing the right agent pays off. They will get your property in front of the right people so that you get the offer you deserve. This is the part of the process where your agent will run open homes, take people through on viewings and work with your best interests at heart. Your agent will also keep you up to date with what is happening with plenty of great communication. Feel free to ask any questions during this stage too.
Step Six: Accepting An Offer
Once potential buyers have shown interest in buying your home, they will put in an offer to buy your home. You don’t have to accept their offer if it is less than you wanted, you are able to negotiate on price until you are happy with the purchase amount. Once both parties are in agreeance then a Sale and Purchase agreement will be put together.
Before signing off on any anything, make sure you get a property lawyer to check it is a sound agreement and that you agree to the terms set out – including the settlement date.
Step Seven: Moving Out
You will need to be out of your current property by a set date. Obviously, you will move your furniture and belongings out by this date. But don’t forget to transfer things like your utility accounts and shut off any services specific to your property.
