When searching for a rental, it’s easy to focus on weekly rent as the main cost. But location matters just as much—and commuting costs can quietly eat into your budget. The choice between paying more to live closer to work or paying less and commuting further isn’t always straightforward. To make a smart decision, you need to weigh both the financial and lifestyle trade-offs.

Rent closer in:

  • Higher weekly rent, especially in central city areas.
  • Lower transport costs (walking, cycling, public transport, or short car trips).
  • More time saved, which has value of its own.

Rent further out:

  • Lower rent, often with more space or better amenities.
  • Higher commuting costs (fuel, parking, public transport fares, vehicle wear and tear).
  • More time spent travelling may reduce quality of life.

Example: Saving $100 a week on rent by moving further out may sound great—but if your commute costs $70 in petrol and parking, the savings shrink quickly.

2. Hidden Costs of Commuting

It’s not just about fuel or bus fares. Long commutes come with less obvious expenses:

  • Vehicle maintenance: Tyres, servicing, and depreciation add up with longer drives.
  • Insurance premiums: Higher mileage can mean higher costs.
  • Time cost: An extra hour commuting each day is five hours a week you could have spent working overtime, relaxing, or being with family.
  • Health impacts: Longer commutes can lead to fatigue, stress, and less time for exercise or cooking at home.

3. Lifestyle Trade-Offs

When deciding, ask yourself:

  • Do I value space or time more? A larger home further out may be appealing, but do you want to spend more time in traffic than enjoying it?
  • What stage of life am I in? Students and professionals may benefit from being close to universities or workplaces, while families may prioritise schools, parks, and affordability in outer suburbs.
  • Can I work from home? Remote or hybrid workers can afford to live further out without paying the commuting penalty daily.

4. Public Transport vs. Driving

  • Public transport hubs: Properties near train stations, busways, or ferry terminals often strike a balance—slightly cheaper rent than the CBD, but easy access in.
  • Driving: Convenient but costly when factoring in fuel, parking, and maintenance. Rising petrol prices can make a long commute far less attractive.
  • Cycling and walking: Free, healthy, and increasingly supported in many urban centres—but only realistic if you’re within a few kilometres.

5. How to Decide What Works for You

Here’s a simple approach:

  1. Calculate weekly rent.
  2. Add commuting costs. Include fuel, parking, fares, and car maintenance.
  3. Add time value. Even if you don’t put a dollar figure on it, ask yourself if the extra travel hours are worth it.
  4. Compare the total cost of living. A property with higher rent but low transport costs may actually work out cheaper overall.

There’s no one-size-fits-all answer. For some, the convenience and lifestyle benefits of living close to work or study justify higher rent. For others, the savings and space offered by suburban rentals make the commute worthwhile.

The important thing is to look beyond the headline rent figure and understand the true cost of living in your rental. A smart renter always asks: “Is this property really saving me money—or costing me more in the long run?”
